THE PURCHASE PROCESS
Buying a property in Fuerteventura
Me and my collaboration team of lawyer, notary and tax consultant
have the knowledge, skills and experience
here on the island to guide you "gently" through the buying process.
Meet & Greet

The first step is getting to know each other. Here you can tell me about your dream property while I carry out a very detailed analysis of your needs and requirements. You also let me know your budget. This can be done in direct contact or live via video conference.

I will then send/show you a sample invoice. Here you can see all the costs associated with buying a property (including taxes, fees, renovations, etc.).

If you need (partial) financing, I will be happy to show you the possibilities here on site (non-residents can also take out mortgages here).

Now we are ready! Let's start searching for your dream home!
Looking for your new home

Maybe your dream property is already in my portfolio. There you will only find properties that are exclusively listed by me, which had to undergo a due diligence check by my lawyer before being included in my portfolio and were finally classified as 100% stress-free and completely legal (no missing licenses, no illegal extensions, etc.) .

If none of the properties listed by me meet your requirements, then I will act as a real estate scout for you employed.

Since I have absolutely no direct affiliation with other agencies, in this case I search the entire real estate market for your new home.

I don't just search on real estate portals. I will also contact my private network.

Contacting fellow real estate agents who proactively advertise and sell "problematic real estates" (missing licences, illegal additional constuctions, etc.) is a NO-GO for me!

You will definitely get a selection of properties to your specification. All you have to do is choose your favourites.

I then organize viewings of your favorite options. Don't worry, I'm here to translate or advise, every step of the way.

The following always applies: Only when you fuOnce you have decided on a property, we proceed with the negotiation.
Negotiation & Due Diligence

Once we've reached an agreement with the vendors, it's time to set up a down payment contract and start the paperwork review.
-
During the due diligence by my lawyer, all necessary documents are/were requested and, if necessary, architects and/or engineers were consulted.

At this stage I will also help you to sort your documents. You need a NIE (Foreign Identification Number) and a spanish bank account to buy a property.

It's only when everything has been thoroughly checked that I encourage you to proceed.
Completion of the deal

During the examination of the documents, I booked a notary who drew up the land register contract.
-
A few days before signing, we visit the notary to explain the conditions of the mortgage (required by law in Spain) if you have a mortgage.

On the agreed day we meet the sellers at the notary, sign the land register contract and pay the remaining amount.
-
And that was it! Enjoy your new home in Fuerteventura!
